• Foreclosures
o Obtain Initial Occupancy Status
o Secure Property to include: Re-key, Board Broken Windows and Secure all out buildings
o Contract for Debris Removal, Cleaning, Winterization and Lawn/Yard Care
o Provide Monthly Status Reports, Weekly Inspections and Monitoring of property from date of foreclosure through redemption period (75 days in Colorado)
o Provide detailed bids for repairs and improvements
o Transfer all utilities and handle all accounts payables
o File Inspection Report for future inspection requests and inquiries
• Additionally ACE will contract or handle the following:
o Broker Pricing Opinion (BPO) with Interior and Exterior photographs and description of Marketability, Comparables and Sales Statistics in subject property area.
